Here are some recommended steps for successful renting of accommodation:
Agree on payment schedule and Bond.
We recommend that a bond of at least two weeks rental, and the full rental amount for the period, is deposited to a neutral third party’s trust account at least three months before the start of the tenancy.
That the full rent for the period is paid to the Homeowner only when the Visitor has arrived and taken occupation of the home.
The bond is repaid to the Visitor after a final inspection of the House.
We recommend that the above agreements are reflected in a rental contract.
For a fee of $200 Richard at Holland & Holland can assist you will all the above steps including holding the bond and rent in trust to be paid out upon agreed conditions being met.
If you are renting out your house it’s important that you inform your insurance company that your house in no longer owner occupied.
We recommend that you ensure contact your insurance company to ensure that your insurance covers you for any damage done by tenants. If it doesn’t or you are unsure, we suggest that you contact Richard at Holland & Holland who can advise you further.
We recommend that you ensure who listed the house are legally entitled to rent it, and that the house is in the location and the condition described.
Recommended approach:
For a fee of $40 Richard at Holland & Holland can verify the names and contact details of the property owners.
Richard of Holland and Holland or one of their representatives will contact the property owners and physically inspect and report on the property. The fee for this is variable depending upon the location of the property.
